How to Get an Accurate Portland Real Estate Valuation

by | Jul 17, 2019 | Seller Tips

In these times of instant gratification it’s easy to run off to one of those real estate portals like Zillow or Redfin and look up what your estimated value is.  But how accurate are those sites?  According to Zillows own advisory language, not very dependable.  So how does someone looking to sell Portland Real Estate get accurate real estate valuations.  We suggest talking to a trusted real estate agent who has experience within the market.

Here are three tips to help you get an accurate valuation on your home:

  1. Give the Full Story –  No one knows your home better than you do so make sure your agent has a clear picture.  Also send along information about upgrades you’ve made on your home and amenities that might be overlooked.
  2. Visit Active and Pending Comparables –  Whenever there is an opportunity, have your agent walk through the comparables.   Layout and functionality impact value more than might be immediately quantifiable in the square footage and bedroom/bathroom counts.
  3. Look at Supply and Demand – Your homes true market value is a never ending moving target.  Buyer demand for similar homes in your area ebb and flow and so does the inventory.  A good pricing strategy will account for this and maximize your ROI by positioning the home strategically to garner attention.
